AiRealtor is my Etsy shop where I sell AI-powered tools, templates, and guides for real estate agents. Not generic productivity templates rebranded with “AI” in the title — these are built from 17 years of real estate operations, tested in my own brokerage, and packaged with AI into something an agent can use on Monday morning.
There’s something meta about using AI to create products that teach people how to use AI. But that’s exactly where the industry is right now, and I happen to sit at the intersection because I’ve been building at it for years.
What it does
STR investment guides give agents a comprehensive framework for advising clients on short-term rental purchases. Market analysis templates, due diligence checklists, financial modeling spreadsheets, regulatory compliance guides. The methodology comes from StaySTRA — the same analytical approach I use for my own STR analytics platform, de-branded and packaged for individual agent use.
AI workflow templates are step-by-step frameworks for integrating AI into daily real estate operations. Not “here’s what ChatGPT is” — more like “here’s how to use AI to prepare a listing presentation in 20 minutes that used to take 2 hours.” Specific prompts, specific sequences, specific output formats that work with Claude, ChatGPT, or whatever the agent uses.
Listing and marketing tools include property description templates, comparative market analysis formats, client presentation decks, and neighborhood guide frameworks. These are the same formats I use at Neuhaus Realty Group — production-tested, not theoretical.
Pricing analysis frameworks give agents a structured approach to competitive market analysis that blends data with the judgment calls that make a CMA useful, not just accurate. The adjustment methodology mirrors what the Valuation Engine does algorithmically.
Everything in the shop is based on workflows I actually use. If I haven’t tested it in my own business, it doesn’t go in the shop.
How it’s built
The product creation pipeline is AI-assisted end to end: research, outline, draft, domain-expert review, revision, design, formatting for delivery. AI touches every stage, but the domain review is the gate that matters — that’s where 17 years of knowing what agents actually need filters out the content that sounds right but isn’t.
The feedback loop is the interesting part of the operation. I use AI tools in my brokerage every day. I figure out what works, what breaks in practice, and what takes longer than it should. Those insights become product ideas. Customer feedback shapes the next revision. The shop is both a product line and a proving ground for AI-assisted real estate workflows.
The STR investment guides are a good example of how the pipeline works. The market analysis framework starts from StaySTRA’s data methodology — the same approach that processes 200+ US markets for paying subscribers. I strip out the proprietary data layer, keep the analytical framework, add agent-specific context (how to present findings to investor clients, what questions to anticipate, red flags to surface), and package it as a downloadable guide. The AI handles formatting, layout, and cross-referencing. The domain expertise — knowing which numbers matter and which are noise — is mine.
Why I built it
Most real estate agents know AI exists. Most have tried ChatGPT at least once. But the gap between “I’ve used ChatGPT” and “AI is integrated into how I run my business” is enormous. The gap isn’t intelligence or technical skill — it’s context. Agents need someone who speaks both languages: the language of daily real estate operations and the language of AI tooling.
That overlap is small. I’m in it because I’ve been in real estate since 2009 and building AI tools since they became useful. AiRealtor is how I share what I’ve figured out with agents who don’t have the time — or the inclination — to build their own AI workflows from scratch.
